Letting Agent Case Study
We recently let out a one bedroom flat on Cumming Drive in Mount Florida. When taking over the Property and consulting with the Landlord it was clear that despite it being in a relatively good condition internally it would benefit from a light refurb and and fresh decor throughout prior to putting on the rental market.
This was a spacious one bedroom Tenement flat that would appeal to a variety of Tenants. Mount Florida is a popular suburb on the Southside of Glasgow with excellent transport links to the City Centre and beyond. With small boutique shops and eateries nearby this has a small-town feel to it.
We undertook the work on behalf of the Landlord which included painting throughout, new curtains, minor joinery works, fitting new shower rail and repairs to electrical systems and drainage facilities as well as new windows being installed. We were confident that the work would increase the rental value of the Property and this was the case when we achieved £600 pcm which is an increase of £50 pcm from the previous Tenant. With the help of professional photography we realised very quickly that with the volume of Tenant enquiries this was an incredibly popular rental.
As with many of our clients the Landlord decided that one of the bigger agencies was not up to the job and they were looking for something with a more hands-on feel. Using our in-house renovation team helped ensure a smooth project from start to finish and kept refurbishment costs to a minimum.
